The computer capabilities of our firm are
vast. They include the Micro Rent software provided by PDC/Rent Roll, an AMSI
General Ledger system and an AMSI Accounts Payable program. Details describing
these software systems can be found in the link, "Exhibit D" entitled "Hallmark
Management Associates, Inc., Accounting and Reporting Profile.
The Micro Rent program provides for master
maintenance of each project’s tenant system such as entering an printing rent
receipts and issuing property and tenant data listings. Monthly and daily
processing of automatic charge changes, entering monthly rental charges,
producing monthly statements, conduction vacancy loss analyses, producing excess
income reports, etc. are all features that allow for effective and efficient
conduct of property management operations.
At the end of each month, information from the
Accounts Payable module is transferred to the General Ledger module by the
accounting staff. The general ledger posts each item to the appropriate expenses
account. Monthly, a month to date general ledger is prepared. Cash flow and
income and Expense statements are also produced and disseminated to Owners.
These reports reflect all activities (cash & expense) occurring in the previous
month.
New LIHTC software Hallmark is currently
evaluating allows the user to enter property and tenant data for each project,
to calculate automatic rent changes, to move tenants in and out, to conduct
annual recertification and adjustments and to automatically comply with state,
federal, and other program regulations that require monitoring the percentages
of households for limits on family income, resident rent and other household
profiles. A major factor of this software is its ability to issue compliance
reports.
